More than a certificate — a professional assessment of your electrical installation
An Electrical Installation Condition Report (EICR) assesses the condition of an existing electrical installation and whether it is satisfactory for continued use. It combines inspection with electrical testing to identify deterioration, defects and safety concerns that may not be obvious from simply looking at the installation.

Who may need an EICR?
Homeowners
Useful when you want a professional assessment of an installation's condition, particularly in an older property, before planned electrical work or where the installation has not been inspected for some time.
Landlords

What does an EICR involve?
The inspection considers the installation as a whole within the agreed extent and limitations of the report. Appropriate electrical tests are carried out and the results recorded alongside observations about the condition and safety of the installation.
The completed EICR includes the inspection schedule, circuit details and test results, together with an overall assessment stating whether the installation is satisfactory or unsatisfactory for continued use. Any observations requiring attention are clearly identified.
Understanding EICR classification codes
Danger present
A condition presenting danger and risk of injury. Immediate remedial action is required.
Potentially dangerous
A condition considered potentially dangerous. Urgent remedial action is required.
Improvement recommended
The installation may benefit from an improvement, but a C3 alone does not make an EICR unsatisfactory.
Further investigation
Further investigation is required where a potential safety concern cannot be fully determined during the inspection and testing.
An EICR containing a C1, C2 or FI observation is assessed as unsatisfactory. I will explain the significance of observations so you understand what has actually been found and what action is appropriate.
EICRs for landlords in England
Current electrical-safety regulations require landlords within scope in England to have the electrical installation inspected and tested by a qualified person at least every five years, or sooner where the report requires it. The landlord must obtain the report and comply with the applicable requirements for providing copies and arranging necessary investigative or remedial work.
Because legal responsibilities depend on the property and tenancy, the report should form part of the landlord's wider compliance process rather than being treated as a simple paperwork exercise.
What happens if remedial work is needed?
An unsatisfactory EICR does not mean an installation automatically needs rewiring or a new consumer unit. The appropriate response depends on the observations and test results. I can explain the findings and, where requested, quote for suitable remedial work.
Depending on what is identified, this may involve fault finding & repairs, consumer unit work or other electrical alterations. Recommendations should be based on the actual condition of the installation rather than replacing equipment simply because it is older.
